Before we open a deck of services, I want to be honest about how we'd like this conversation to feel. We are not here to sell a janitorial line item. We understand Bullis is not a standard K-8 — the FabLab, Eco-Champions, Intersession, the parent community, and the way two campuses are scheduled around a shared physical plant — and we believe the operational complexity of your school deserves a partner who treats it like a craft.

UFG Works has been quietly doing facilities work for Bay Area schools, labs, and offices for twenty-six years. We are family-owned, locally led, and we still answer our own phones. What follows is a clear picture of what we'd take off your plate — across both campuses, before drop-off, and through every event in between.

UFG Works was founded in 1998 in Santa Clara by Al Cuevas — a Bay Area janitor who built a company on the conviction that facilities work should be done with care, not contempt. Today we run four integrated service lines and a staffing arm across the Bay, Silicon Valley, the East Bay, Sacramento, the Central Valley, and the Monterey Coast — for schools, labs, manufacturers, and offices.

Why this matters

Most schools manage four to six vendors. Then they manage the vendors managing the vendors.

The default — fragmentation.

The cleaner doesn't talk to the landscaper. The handyman invoices on a different cycle. The HVAC contractor schedules around an event calendar nobody shares. The day porter is a separate company — when there is one at all. By Friday, operations has spent more time coordinating service than receiving it.

How we run it.

Pillar 01

The cleaning K-8 classrooms actually deserve.

Schools are not offices. A first-grade classroom on a Wednesday afternoon is not the same surface area as a conference room on a Tuesday morning. We staff, supply, and schedule for that difference.

Daily & routine

Classrooms, common areas, MPRs, restrooms, break rooms, and shared LASD-coordinated spaces — clean by drop-off and ready for the parent who arrives early.

Deep clean & disinfection

Two-pass clean-then-disinfect protocols. EPA-registered disinfectants used at the right dwell time. Dedicated tools per zone, color-coded so restroom tools never reach a classroom surface.

Specialty surfaces

FabLab and MakerSpace residue — laser-cut soot, 3D-printer particulate, sawdust, light solvent — receives HEPA vacuuming, the right solvents, and trained crews.

Green cleaning

Eco-friendly, low-VOC products, with selection aligned to the spirit of California's AB 2570 — Green Seal, EcoLogo, and Safer Choice preferred when viable.

Floors & finishes

Hard-floor stripping, waxing, polishing; carpet hot-water extraction; interior and exterior windows; high-velocity TK / K restroom care; supplies replenished, trash, and recycling — all under one team.

Grounds work at a K-8 is image, safety, and athletics — all in the same square foot.

  • Playground & PIP rubber surface care: soft-washed at low pressure so the surface is cleaned, not damaged.
  • Twice-daily drop-off and dismissal zones: leaves, gum, debris, and litter before families notice.

  • Day-porter coverage through MPR transitions: PE, assembly, lunch, parent night, Intersession showcase.
  • Athletic field and playground care on a published cadence.
  • Drop-off and dismissal-zone cleanliness, twice daily.
  • Portable classroom HVAC and IAQ on a quarterly inspection cycle.
  • Coordination with LASD's custodial schedule, not collision with it.
Blach / South
Campus 02
Shared with LASD Bullis Center for Innovation

Home of the Bullis Center for Innovation, FabLab, MakerSpace, and a K-5 population with its own restroom velocity.

  • FabLab and MakerSpace specialty cleaning: laser residue, 3D-printer dust, sawdust, light solvent work.
  • K-5 restroom care at higher frequency, with supplies actually replenished.
  • Flood-plain awareness in grounds and exterior maintenance.
  • Garden Club partnership — we work with the curriculum, not around it.
  • After-school programming readiness through 5:30 p.m.

Children's health

Children's health is not a line item. It's the standard.

California has some of the strongest school-cleaning expectations in the country, and they exist because children spend most of their day on surfaces adults don't think about. We treat them as the floor, not the ceiling.

Behind every protocol, a person accountable for it. A dedicated Safety & Training Compliance Manager owns training and workforce readiness across UFG — and every employee assigned to a campus completes child safeguarding training before their first shift. No exceptions, tracked by name.

Healthy Schools Act (HSA) readiness

Annual notifications, IPM practices, recordkeeping for any antimicrobial use, and designated responsible staff.

AB 2570-aligned product selection

Green Seal, EcoLogo, and Safer Choice preferred; Prop 65 chemicals avoided where viable alternatives exist.

Cal/OSHA chemical handling training

Training discipline across the workforce, with products used as intended and stored correctly.

Cold, flu, and norovirus protocols

Disposable mop heads in season, color-coded systems, two-pass cleaning, proper dwell times, and EPA List G products when needed.

HEPA vacuuming & child-safe products

Portable classrooms and indoor-air-sensitive spaces get the product and equipment choices they deserve.

Audit-ready reporting

Documented protocols, training logs, and product manifests available on request — for parents, board, or auditor.
